Commercial & Residential Humidity Control

Temperature is only half of comfort. Elite Aire specializes in moisture-control problems that can make homes and commercial buildings feel clammy, develop condensation or operate inefficiently even when the thermostat appears satisfied.

Signs humidity may be the real problem

  • The space feels sticky even when it is cool
  • People keep lowering the thermostat for comfort
  • Condensation appears on glass, ducts or surfaces
  • Musty odors return during humid weather
  • Moisture-sensitive products or finishes are affected
  • Humidity swings are disrupting commercial operations

Humidity facts that change how you think about comfort

30–50% RH

EPA guidance says indoor relative humidity should ideally be kept in this range when possible and below 60% to help limit moisture problems.

Cool ≠ Dry

An air conditioner can reach the temperature setpoint before it has removed enough moisture from the air.

Moisture is a separate load

Outdoor air, infiltration, people, processes and ventilation can add moisture even when the cooling load is modest.

Why a humid 72°F room can feel worse than a drier room at the same temperature

Your body relies partly on evaporation to release heat. When the air already contains a lot of moisture, evaporation is less effective, so occupants may lower the thermostat even though the real problem is humidity.

How humidity control can reduce unnecessary HVAC cost

There is no honest one-size-fits-all savings percentage. The savings opportunity depends on what the building is doing now.

Reduce unnecessary overcooling

If people are lowering the thermostat mainly to compensate for a clammy space, controlling moisture directly can reduce the need to keep forcing the air temperature lower.

Reduce inefficient cool-then-reheat operation

Some commercial applications remove moisture by cooling air below the desired space temperature and reheating it. Better strategies can reduce that energy penalty when the application supports them.

Limit condensation exposure

Moisture control can help reduce condensation that may affect surfaces, insulation, equipment, finishes or stored materials.

Handle mild-but-humid weather

During rainy or shoulder-season weather, a normal AC may not run long enough to remove enough moisture even though the building is uncomfortable.

What Elite Aire looks at when humidity is difficult to control

HVAC operation and runtime. Is the system reaching temperature before enough moisture is removed?
Ventilation and outdoor-air load. How much humid outside air is entering by design?
Infiltration. Is moisture entering through doors, leakage or pressure relationships?
Equipment and application. Does the equipment strategy match the actual sensible and latent loads?
Commercial process needs. Does the space require tighter humidity control for products, people or operations?

Humidity-control questions

What indoor humidity level is generally recommended?

The U.S. EPA says indoor relative humidity should be kept below 60% and ideally between about 30% and 50% when possible.

Why can a building feel hot or clammy even when the thermostat says 72°F?

Temperature and humidity are separate comfort factors. High moisture reduces evaporative cooling from the skin, so the same air temperature can feel less comfortable.

Can controlling humidity reduce HVAC energy waste?

It can in the right application. Better moisture control may reduce unnecessary overcooling or inefficient cooling-and-reheating strategies, but actual savings depend on the building, equipment and operating conditions.

Does Elite Aire handle commercial humidity control?

Yes. Elite Aire specializes in commercial and residential humidity control and can evaluate HVAC operation, ventilation, infiltration, runtime and moisture loads.
